Fire protection is one of the most schedule-dependent scopes on a commercial new build. Unlike finishes or furniture, the fire sprinkler sub cannot show up at the end. Each phase of commercial fire sprinkler installation overlaps with framing, mechanical, and ceiling work in ways that require advance coordination.
When a GC understands how fire protection phases align with the rest of the schedule, the project runs more smoothly. When that understanding is missing, conflicts pile up fast. Ceiling closure gets held because the above-ceiling sprinkler work is not finished. AHJ inspections get delayed because the rough-in was not sequenced correctly. The certificate of occupancy gets pushed because one open item in fire protection is holding everything else up.
Understanding the full sequence also helps project managers communicate clearly with the fire sprinkler sub from preconstruction forward, setting expectations for when each phase starts, what it requires from other trades, and what needs to be completed before the next phase begins.
